Buying with a tourist licence

THE LICENCE MUST TRANSFER WITH THE SALE.

Buying a property that already holds a tourist licence (ETV) is not the same as inheriting a valid, transferable one. A licence with defects can be worthless the day after completion, and it is an area that is easy to overlook. As part of the purchase we verify that the licence is genuinely in force, complies with the current rules and actually transfers to you, before you commit.

Do I need a solicitor to buy property in Menorca?

It is not legally mandatory, but it is strongly advisable. We run the legal and land-registry due diligence, review or draft the contracts, calculate the tax and handle the notary and registration, so nothing important is overlooked.

What taxes will I pay?

On a purchase, Transfer Tax (ITP) in the Balearic Islands, or VAT and AJD on a new-build. As a seller, capital gains tax and, if you are non-resident, a 3% withholding at completion. We calculate the exact figures for your case before you sign.

Can you handle everything if I am abroad?

Yes. With a power of attorney, your NIE and remote handling, you do not need to be in Menorca for most steps. Everything in Spanish and English.

I am buying a property that already has a tourist licence — is that a problem?
