English-speaking property solicitor · Menorca
Your transaction, protected from the first euro to the Land Registry.
Buying or selling a home in Menorca as a non-resident means real risk if you go in blind: hidden charges, planning problems, and tax costs no one has calculated. We run the whole conveyancing process and explain it in plain English (due diligence, reservation contract, tax, notary and Land Registry), so you know exactly what you are signing. So nothing important is overlooked.
Property Conveyancing
Buying or selling in Menorca without proper legal advice means taking on unnecessary risk. Hidden charges, planning status, tax costs no one has calculated, contracts that leave you exposed. We review every detail, explain exactly what you are signing and guide you through every stage. No small print. No surprises.
✓ No client signs without knowing everythingHow it works
You deal with us directly at every stage, not a call centre or a chain of intermediaries. From the first review of the property to the keys in your hand, the process runs in a single, clear line, in Spanish and in English.
1. Due diligence. We check title, charges, planning and licences at the Land Registry and Cadastre. 2. Reservation contract. Drafted or reviewed to protect you before any money moves. 3. Tax and costs. The full cost calculated in advance, with no surprises at the notary. 4. Completion. Deed signed at the notary, taxes settled, and the change of ownership registered.

No hourly billing you cannot predict, and no vague estimates. You get a clear fee and a clear scope before any work begins, so you can budget the transaction with confidence.
Buying with a tourist licence
Buying a property that already holds a tourist licence (ETV) is not the same as inheriting a valid, transferable one. A licence with defects can be worthless the day after completion, and it is an area that is easy to overlook. As part of the purchase we verify that the licence is genuinely in force, complies with the current rules and actually transfers to you, before you commit.
We check the licence status, its conditions and its transfer at source, never from listings or hearsay. If something puts it at risk, you know before you sign, not after. More on tourist licences →
